GBA’s wholly owned subsidiary ViroCon, Inc. provided comprehensive commissioning services for the new $370 million IRS processing center and historic post office renovation. The US General Services Administration (GSA), which manages the facility, required the pursuit of LEED certification to ensure that commissioning, a prerequisite for certification, be included in the delivery package.
The project consists of three new buildings totaling 660,000-sf of raised floor data center, office, cafeteria, and warehouse space and an existing Post Office Building totaling 470,000-sf of office and data center space and a 1.2 million-sf parking garage.
Systems include a 3,000-ton chiller plant, raised floor HVAC, computer room A/C, anthrax emergency purge and filtration, life safety smoke purge, carbon monoxide controlled parking, lighting controls (motion, daylight harvesting and shade control) and a building management control system.
Our team’s involvement began at the programming phase and involved a well documented, systematic approach to ensuring that the building’s systems perform according to design standards and meet the needs of the owners and occupants.
The project was chosen as an AIA Committee on the Environment Top Ten Green Project for 2008.
